Don't expect anything...

Old, damp spots under window, lots of stains on the walls, old sagging bed. All packed at breakfast in conservatory. Cold in the conservatory.
KLM package-unworthy.
Run by Chinese people.
Difficult communication.
Bus stop nearby to go to the center and close to castle and hospital.

Tried to contact the guest house prior to arrival but helpline kept hanging up and I never got any replies to my emails.
Guest house is extremely dated with repairs needed.
Toom waa not good! Stains (food or drinks) on the walls. Stain that could have been washed away but have simply been ignored. Stains and burns on the carpet. Stains on the bedding. Mold in the bathroom and rusted radiator next to toilet.
I spent about an hour on site before booking another hotel online and leaving this guest house.
I dont recommend!

Avoid, Avoid, Avoid.

Checked the photos on the website and thought this guest house would do for a very tired traveler. Yes it is close to the Edinburgh Royal Infirmary but the photos of my room reflects the current state of a double room. Extremely dirty, mould on walls, wallpaper coming off, mouse trap in toilet, hair in shower around plug hole, bed throw and cushions look like they have never been washed. Carpet is disgusting, this room (3) should be totally refurbished, I spent the entire night, although absolutely exhausted, scratching!

Quite possibly the worst place I’ve ever stepped foot in. Where to even start!
- Rodent traps in rooms
- Rat / Mouse droppings on floor
- Stains on carpet
- Threadbare stair carpet with nails on show
- Curtains hanging off most the hooks
- Stains on walls
- Mould around window, mould in bathroom
- Rusty set of window keys on ledge
- Filthy windows
- Broken window / blind
- Mysterious stains on pillows
- Hairs all over
- Keys just left hung up for anyone to have access to
- THE FILTHIEST CARPET I HAVE SEEN
- Very uncomfortable beds
I cannot stress how DISGUSTING this property is! They should NOT be trading. It cannot be healthy to have people in that environment.
We didn’t stick around long enough to see much of breakfast but it looked ropey.
Keep in mind this property has the AUDACITY to ask for your card details beforehand in case of damage. I am sorry but no further damage could be done to this hotel!
We were going to complain in the morning but the lady at breakfast spoke so little English and seemed so unaware and oblivious we actually felt bad. However, the standards of this property are not acceptable AT ALL!!!
This room cost over £400 for 4 people and quite frankly I don’t think it was worth £10 each!
We seriously considered sleeping in the car we had parked outside and had we not been so exhausted after a busy day and late night, we probably would have but to give the hotel a tiny bit of credit, once you removed the filthy pillows and flicked away any hairs, the rest of the bedding was acceptable - until you peeked into the covers / pillow cases which we did once then decided didn’t need doing again for our own sanity
Location was fine
Please avoid this place - it genuinely cannot be healthy to have guests there.

OYO Arden Guest House - No thanks.

The guest house is on a busy street. But with the windows closed, you could hardly hear the traffic.
We stayed there for a total of 4 nights.
Our rooms and those of the other group members were very run down and dirty. The door handle in our room was loose. Stains on the walls and carpet were very unpleasant. One bedside lamp could not be turned on because the lamp was connected directly to the socket without a switch. The lampshade of the other bedside lamp was cut in several places - but it could be turned on and off. The toilet flush was broken; i.e. when you flushed it, only a small trickle of water came out of the sink. Only after pumping the flush lever several times did the sink empty completely. In the shower cubicle there was a chrome-colored shower gel holder, the floor grate of which was completely covered in black dirt.
The carpet on the stairs to the 1st floor was worn and frayed.
Breakfast was served between 8 a.m. and 9 a.m. The only fresh food was the boiled egg, everything else was packaged. On the 4 days we had the same food/drink over and over again.
We didn't have the room cleaned for the first 2 days. On the other two days the cleaning staff were ill and no cleaning could be done. We had to empty the trash ourselves.
Someone from the house was only there during breakfast time.
